"Is that tree going to come down on my house?" is the question we get asked more than any other, and it deserves a better answer than a shrug or a sales pitch. There is an actual professional method for answering it — a written industry standard, a specific arborist credential, and a defined set of things to look at in a defined order. Most homeowners have never heard of any of it, which is exactly why "that tree looks fine to me" and "you should take it down" both get accepted at face value far too often. Here is how the assessment really works, so you can tell which one you are getting.
What a tree risk assessment actually is
Tree risk assessment is covered by its own standard: ANSI A300 Part 9, the tree-risk section of the American National Standard for tree care. Alongside it, the International Society of Arboriculture offers a specific credential — TRAQ, or Tree Risk Assessment Qualified — for arborists trained in the method. It is a distinct qualification from ISA Certified Arborist, and it is the one that matters when the question is hazard rather than housekeeping.
The important thing to understand is that risk is not the same as defect. A hollow trunk in the middle of a back field is a curiosity; the same hollow trunk leaning over a child's trampoline is an emergency. The standard method separates the question into three parts and combines them:
- Likelihood of failure — how likely is this part of the tree to break, given the defects present and the loads it carries?
- Likelihood of impacting a target — if it does break, does it actually hit anything? A limb over a roof is a different proposition than the same limb over open lawn.
- Consequences of failure — how bad is the result? A branch on a shed roof and a branch through a bedroom are not the same outcome.
Those three combine into a single risk rating — commonly low, moderate, high, or extreme. That rating, not a gut feeling, is what a removal-or-keep decision should rest on. It is also what protects you: if a tree later fails and a neighbor or an insurer asks whether you acted reasonably, a documented assessment is the difference between negligence and diligence.
The three levels of assessment
ANSI A300 Part 9 defines three levels, and knowing which one you are being given tells you a lot about what the answer is worth.

A homeowner asking about one tree over a driveway needs a Level 2. If you are told a tree must come down after somebody glanced at it from the street, you were given a Level 1 and charged for a Level 2 opinion.
What the assessor is actually looking at
A basic assessment is systematic, working from the ground up. The defects that carry the most weight in Central Ohio yards:
- The root collar and root plate — girdling roots, decay at the base, mushrooms or shelf-like fungal conks at the trunk flare (a strong indicator of internal root or butt rot), and soil that is cracked, heaved, or mounded on one side. Root failure is the failure mode that takes a whole tree over at once.
- Lean — an old, gradual lean the tree has grown to compensate for is usually far less alarming than a new lean, especially a new lean with disturbed soil behind it.
- Codominant stems with included bark — two competing trunks forming a tight V with bark pinched inside the union instead of a strong U-shaped crotch. This is the single most common structural failure point in suburban shade trees, and it is why Callery and Bradford pears split themselves apart so reliably.
- Cracks and cavities — vertical trunk cracks, seams, and open cavities, judged by how much sound wood is left around them rather than by how dramatic the hole looks.
- Decay and fungal fruiting bodies — conks and brackets on trunk or limbs mean decay is already well established inside, since visible fruiting is a late-stage sign.
- Deadwood and hangers — dead limbs still in the canopy, and broken limbs lodged rather than fallen.
- Old wounds and bad past pruning — flush cuts, stubs, and especially topping. A topped tree regrows a mass of weakly-attached shoots from the cut points, and those attachments are a long-term hazard the original crown never was.
- Species and history — some species are simply more failure-prone, and a tree that has already dropped large limbs is telling you something about the rest of it.

Targets and occupancy: why the same tree scores differently in different yards
The part homeowners consistently underestimate is occupancy rate — how much of the time something valuable is actually underneath the tree. A defective limb over a patio that gets used every evening in summer is a materially higher risk than an identical limb over a side yard nobody walks through. That is why two arborists can look at the same defect on two different properties and correctly reach different conclusions.
It also means there is a mitigation option people forget: sometimes you move the target instead of the tree. Relocating a parking spot, a swing set, or a seating area out from under a monitored limb is a legitimate, cheap way to lower risk on a tree worth keeping.
What makes Dublin trees specifically worth assessing
Dublin is not a generic suburb from a tree-risk standpoint, and a few local factors drive most of what we find:
- Mature canopy over houses. The established neighborhoods — Muirfield Village, Historic Dublin, Wedgewood, Llewellyn Farms — have large, old oaks and maples growing directly over roofs, driveways, and utility lines. Big trees plus high-value targets is exactly the combination the standard is designed for.
- Standing dead ash. Emerald ash borer has left dead and dying ash all over Central Ohio, and EAB-killed ash are a special case: the wood becomes brittle fast and they are known for failing without the usual warning, which also makes them progressively more dangerous to climb and remove the longer they stand.
- Oaks with pruning-season constraints. Because of oak wilt, an oak that needs risk pruning cannot simply be cut whenever it is convenient — timing is part of the plan, not an afterthought.
- Wooded and riverside lots. Trees along the Scioto corridor in Riverside, and on the wooded lots in Tartan Fields and Jerome Village, grew up inside a group and lean on each other for wind protection. Remove neighbors — for a build, a fence line, or a clearing project — and the remaining trees are suddenly exposed to loads they never developed wood to handle.
- Construction impact. Trenching, grading, and driveway work sever roots. The canopy often looks fine for two or three years and then declines, so a tree near recent digging deserves a look even when nothing seems wrong yet.
After the assessment: your real options
A risk rating is not automatically a removal order. The standard's whole point is that there is a range of mitigations, and removal is only the last one:
- Do nothing but monitor. A low-risk defect on a healthy tree with a re-inspection interval is a perfectly valid outcome — and the honest one more often than the industry admits.
- Prune the risk out. Removing deadwood, taking out hangers, or reducing the length and weight of an overextended limb often drops the rating substantially without touching the rest of the tree. Correct structural pruning is the highest-value mitigation there is.
- Crown reduction. Shortening the crown to cut wind load on a compromised stem — done properly, to correct reduction cuts, never as topping.
- Cabling and bracing. Supplemental support hardware for a weak union. See below.
- Move the target. Relocate what is underneath, as above.
- Root-zone care. Where decline is driving the risk, addressing compaction and root damage treats the cause instead of the symptom.
- Removal. The right call when the defect cannot be mitigated, the tree is dead or in major decline, or the consequences of failure are simply too high to accept. Our Dublin tree removal cost guide covers what that involves.
Cabling and bracing: when hardware beats a chainsaw
Supplemental support systems have their own standard — ANSI A300 Part 3 — and they are genuinely underused in this market. The basic idea: a tree with a structurally weak union but otherwise good health gets hardware installed high in the crown to limit how far the two stems can move independently and to share load between them.
- Cabling — a cable installed high between two stems (roughly two-thirds of the way up from the weak union, in a properly installed system), restricting movement at the union below. Traditional systems use steel cable through-bolted into the stems; dynamic systems use a synthetic rope with some designed stretch, which lets the tree keep flexing and building reaction wood rather than going rigid.
- Bracing — threaded steel rods installed through the union itself, used where a split has already started or where the union needs rigid reinforcement rather than just movement limiting. Bracing is usually combined with cabling above it, not used alone.
- Guying and propping — anchoring to the ground or physically supporting a heavy low limb. Common on heritage trees and on long horizontal limbs worth preserving.
Where this pays off: a large codominant shade tree with included bark that is otherwise sound, a heritage tree in Historic Dublin worth real money to preserve, or a tree where a split has begun and the alternative is losing the whole canopy. The honest limits matter just as much:
- It is risk reduction, not repair — the weak union does not heal, the hardware manages it.
- It creates an ongoing obligation. Cables and braces must be inspected on a schedule and eventually replaced. Hardware installed and forgotten for twenty years is its own hazard.
- It is wrong for a declining tree. On a tree with major decay, significant dieback, or a compromised root plate, support hardware is money spent on a tree that still needs to come down.
When to get an assessment

- Before construction near a tree — an addition, a pool, a new driveway, or a fence line. Knowing the root zone before the excavator arrives is far cheaper than diagnosing the decline three years later.
- Buying or selling a house with large trees close to the structure. Home inspectors do not assess trees.
- Any visible defect on a tree over a target — a crack, a cavity, fungal conks at the base, a new lean, or repeated limb drops.

What an assessment costs
General market practice in Central Ohio, not a quote: most local tree companies fold a basic visual look into a free estimate visit, because they expect the work if something needs doing. A formal written report — the kind used for a property transaction, a neighbor dispute, an insurance claim, or construction permitting — is a paid consulting service billed by the hour or by the report, and it is normally commissioned from an independent consulting arborist precisely because that person has no stake in selling the removal. Level 3 advanced diagnostics cost more again, since they require specialized instruments and, often, a climb.
A note worth saying plainly: a company that gives you a free assessment and then recommends removal is not necessarily wrong, but the incentive is not neutral.
