4. Fungus, Mushrooms, or Rot
Mushrooms or conks growing on the trunk or at the base often indicate internal decay — the wood may be far weaker than it looks.

Branches that no longer leaf out, or dieback starting at the top or one side, can point to disease, pests (like emerald ash borer), or a dying root system.

Roots heaving out of the ground, or major roots cut during construction, compromise stability and can doom an otherwise healthy-looking tree.
